Booking/ Payment

We require a £150 deposit, with the balance payable eight weeks before arrival. Payment methods: bank transfer or cheque. Please make cheques payable to Mrs EM Hornshaw and post to Magnolia Cottage, 8 Holt Road, Sheringham, Norfolk NR26 8NA. Receipt of all payments will be confirmed promptly by email.

In the event of cancellation we will make every effort to re-let and refund you, but as this may not always be possible we do advise that you have holiday insurance in place. 

Access/ Privacy

From the car park access to the holiday cottage is through its garden gate, to the side of the house. A level path leads to the private entrance, tucked quietly away at the back of the house. The cottage is completely level throughout but please note that it's unsuitable for wheelchairs and does not have specialist mobility provision. 

Magnolia Cottage is a long, rambling house. The holiday cottage is at one end and our living space and garden at the other, so there's plenty of space and privacy. We're on hand if there's anything you need during your stay, but equally happy to be completely unobtrusive.

Parking

There is allocated parking on our drive for one car. Parking for a second car may be possible but is not guaranteed - please ask. There is free roadside parking immediately outside. 

What's provided

It may be helpful when packing to know what you'll find when you arrive: starter supply of tea and coffee, pint of fresh milk, Norfolk fruit cake. Crockery, cutlery, mugs, glasses (wine, beer, champagne), cafetiere, tea pot. Kitchen/ serving utensils, pans, casseroles, oven trays. Kettle, toaster, trays. Washing up liquid, teatowels x 2, kitchen towel, panscrub, dishcloth, kitchen roll, foil, bin liners. Miele hoover. Airer & pegs, iron, ironing board. Hairdryer, handwash. Starter supply of loo rolls (3). Each bedroom has a wardrobe with wooden coathangers and a chest of drawers. Bedlinen, towels (1 hand towel and 1 bathtowel per person). Please bring your own beach towels. 

Shops

Sheringham high street is an easy ten minute stroll away and has lots of independent shops, galleries, gift and antique stores to browse. There are butchers, bakers, a greengrocer, fish shop with its own smokehouse, and a bustling Wed/Sat market. Tesco Superstore and Sainsbury's Local are a ten minute walk away and and there's a well-stocked little Budgen's just round the corner. Also within a ten minute walk are pubs, cafes and restaurants, fish and chips, ice cream parlours, street food, takeaways and a cocktail bar.

Public Transport

Public transport here is good and convenient. The Sanders buses to Holt, Cromer and Overstrand run past the house and stop just down the road. A five minute walk round the corner on Station Approach are the Norwich bus and the Coasthopper bus, which runs along the coast, stopping at every village - a good way to walk the coast path in sections. Also five minutes away is the Poppy Line steam train, which runs along the coast towards Weybourne and Holt. From the mainline station, a ten minute walk away, the Bittern Line train, with its comfortable new fleet, runs through the Broads villages to Norwich, connecting to London Liverpool Street.

Booking Terms & Conditions 

On receiving a booking request we will confirm your booking by email. The deposit of £150 is due within seven days and the balance eight weeks before arrival. Receipt of all payments will be confirmed promptly by email. The prices shown on our website are updated from time to time but the price of your stay at the time of booking will remain unchanged. The contact details we request will be held securely and never passed to third parties.

In the event of cancellation we will make every effort to re-let and refund you, but as this may not always be possible we do advise that you have holiday insurance in place. In the unlikely event that we cancel your booking we will refund all money paid. Our liability does not extend beyond this.

All heating, electricity, bedlinen, towels, parking and unlimited high speed wifi included.

Arrival time: 4-5 pm or by arrangement. Departure time: 8-10 am. If you plan to leave early please let us know.

Non-smokers only please: strictly no smoking, including e-cigarettes and vaping, in the cottage or garden. No dogs or pets.

The cottage is on the ground floor and completely level, as is the car park and access path. Please note that it is unsuitable for wheelchairs and does not have specialist mobility provision.

If you wish to bring more than one car please let us know. This is a very quiet, safe area but you park at your own risk; we cannot take responsibility for the safety of your vehicle or its contents. For safety reasons charging electric vehicles from indoor sockets is not permitted. There are six EV charging stations a short walk away in Morris St.

We have full indemnity insurance but guests are responsible for the safety of their own possessions. Please don't use electric blankets or portable heaters, as these are not covered by our fire risk assessment.

If you plan to have day visitors during your stay please let us know; as you'll appreciate, the cottage is our home and we do need to know who's here. Visitors may not stay overnight.

We reserve the right of entry for urgent or emergency repairs or maintenance, and meter readings, only if absolutely necessary and if possible by prior arrangement with you.

We don't ask for a damage deposit. Please let us know of any minor breakages so that we can replace items. We reserve the right to request payment for any major damage or breakage. Please leave the cottage in a reasonably clean and tidy condition.

We're easy to find! The Google map on the Contact page shows our exact location and can be viewed in street map or satellite mode. Zoom in or out to see where we are in relation to Sheringham or the wider coast.

By car: from King's Lynn follow the A148 towards Cromer. After Holt and Bodham turn left at Sheringham Park (National Trust), sp Sheringham Park/ Country House Hotel. Follow the signs to Sheringham, bearing R then L through Upper Sheringham. Keep following the road downhill. Magnolia Cottage is on the left just after Orchard Drive.

From Wells-Next-the-Sea and Weybourne take the A149 coast road towards Cromer. As you enter Sheringham, just after the garage on your left turn R into Holt Road. Magnolia Cottage is a short distance up on the right.

From Cromer take the A149 towards Wells. Follow the road through East and West Runton and into Sheringham. At the roundabout go straight across and take the next road on the left, Holt Road. We're a short distance up on the right.

From Norwich take the A140 towards Cromer. At Roughton, turn left at the 2nd roundabout (sp Sheringham). Follow the road past Felbrigg Hall (NT). At the T-junction with the A148 turn left. Proceed along the A148. Turn right onto the A1082 and drive downhill into Sheringham. At the roundabout turn left, then next left into Holt Road. We're a short distance up on the right.

By train: the Bittern Line is an hourly service between Sheringham and Norwich, and onwards to London Liverpool St. On arriving at Sheringham cross the road and continue straight ahead into Station Approach. Walk past the steam railway and turn left over the railway bridge. Cross over the coast road and into Holt Road. Magnolia Cottage is a short distance up on the right (ten minute walk).

By bus: the main bus stop is on Station Approach, by the steam railway. With the railway on your left and putting green on your right continue on Station Road, turn left at the railway bridge, over the bridge, across the coast road and straight ahead into Holt Road. We're a short distance up on the right (five minute walk).
